TENANCY INFORMATION
Under the Tenant Fees Act 2019, tenants are required to pay rent and may also be required to make the following permitted payments.
BEFORE THE TENANCY STARTS
Holding Deposit
Equivalent to one week's rent.
This payment reserves the property whilst references and tenancy preparation are undertaken. The holding deposit may be retained if the applicant:
Withdraws from the tenancy application;
Fails a Right to Rent check;
Provides false or misleading information;
Fails to take all reasonable steps to enter into the tenancy agreement within 15 calendar days (or any other deadline agreed in writing).
Security Deposit
For tenancies where the annual rent is less than £50,000:
Equivalent to five weeks' rent.
For tenancies where the annual rent is £50,000 or more:
Equivalent to six weeks' rent.
The security deposit is held to cover any damages, breaches of the tenancy agreement or other tenant liabilities arising during the tenancy.
DURING THE TENANCY
Variation of Contract (Tenant's Request)
£50 (inclusive of VAT) per agreed variation.
This covers the reasonable costs associated with obtaining the landlord's instructions and preparing and executing the necessary documentation.
Change of Sharer (Tenant's Request)
£50 (inclusive of VAT) per replacement tenant, or any reasonable costs incurred if higher.
This covers the reasonable costs associated with obtaining the landlord's instructions, carrying out referencing and Right to Rent checks, updating deposit registration details and preparing the necessary legal documentation.
Late Payment of Rent
Interest may be charged at a rate of 3% above the Bank of England Base Rate on any rent outstanding for more than 14 days.
Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing any lost keys, key fobs or security devices. Where replacement locks are required, tenants will also be responsible for the reasonable costs of a locksmith, replacement locks and replacement keys for all relevant parties.
Early Termination (Tenant's Request)
Should a tenant wish to end the tenancy before the end of the fixed term, they will be responsible for the landlord's reasonable costs associated with re-letting the property, together with any rent due until a replacement tenancy commences. These costs will not exceed the total rent outstanding under the tenancy agreement.
